Remodeling and general contracting in O'Fallon, Missouri

O'Fallon is the largest city in St. Charles County and one of the largest in Missouri, and most of it was built between the mid-1980s and the late 2000s. North of I-70 and around the old Main Street core the houses are older and smaller. South toward Highway K, Highway N and WingHaven they get newer and larger, with golf-course and lake communities mixed in.

That means an enormous number of homes are now between fifteen and thirty-five years old, which is exactly when kitchens, bathrooms, decks, windows and exterior trim come due. It is also a city where finished basements are expected at resale. A large share of our work outside Wentzville is in O'Fallon.

The housing in O'Fallon

Mostly 1985 to 2010 production two-stories, ranches and atrium ranches, with older ranches and bungalows near the original town center.

A whole-home update in a O'Fallon house from this period is mostly about finishes and layout, since wiring and plumbing are modern. That keeps cost per square foot lower than in older homes, and the result feels like new construction.

Basements and foundations

Full basements are nearly universal. Atrium ranch plans, popular here, have a wall of windows at the lower level that makes for an excellent finished space. Many basements were finished by owners in the 1990s without permits, so we often find work that needs correcting.

Homes built in O'Fallon between the late 1970s and the 2000s nearly all have full poured basements, and a large share were finished once already by an owner or handyman, often without permits. We open a few walls before quoting, because what is behind them decides whether this is a refresh or a rebuild.

Kitchens, baths and interiors

The typical O'Fallon kitchen has honey oak cabinets, a peninsula and a breakfast nook, with a formal dining room on the other side of a wall. Homeowners commonly ask to remove that wall and build a large island. Hall baths have one-piece fiberglass tubs ready for conversion.

The kitchens of O'Fallon's building-boom years follow a formula: oak cabinets, a soffit, a peninsula or small island, and a desk by the phone jack. The plumbing and structure are usually fine, so budget goes into layout improvement, cabinetry and surfaces.

Decks, additions and exteriors

Decks from the 1990s are reaching the end of their life, and we replace many with composite. Wood brickmould and garage door trim rot at the base. Established trees give some lots good shade, but west-facing patios still call for a roof.

Builder decks in O'Fallon from these decades were minimal and are now at or past the end of their safe life. Replacement is a chance to correct ledger flashing, deepen footings and build something sized for how families use outdoor space today.

Permits in O'Fallon

The City of O'Fallon building division handles permits within city limits and is accustomed to basement finish, deck and remodel applications.

We prepare the drawings, submit the application, meet the inspectors and close the permit. If your subdivision has an architectural committee, we put together that package as well. Our permit guide and HOA approval guide explain both processes.
