How a project runs

Remodeling is stressful mostly when people do not know what is going to happen next. Here is the sequence, the same for a bathroom as for an addition, only scaled.

  1. First callYou tell us what you are thinking about and where the house is. We ask a few questions about the home, your timing and your budget range. If the project is not a fit for us, we say so on this call and, when we can, suggest someone better suited.
  2. Site visitWe come to the house, listen, measure and look. For a basement that means moisture readings and finding the rough-in. For a kitchen it means working out what is inside the wall you want removed. For a deck it means checking the house rim and the grade. You get our honest view of what is feasible and a realistic budget range. There is no charge.
  3. Design and selectionsFor straightforward projects we move directly to a proposal. For larger ones we work under a design agreement: measured drawings, layout options, elevations, a lighting and electrical plan and a finish schedule. We help you choose cabinets, tile, flooring, fixtures and colors, and we price as we go so the design and the budget stay together. The design fee is credited toward construction.
  4. Fixed-scope proposalYou receive a written proposal that says exactly what is included, what is excluded and what each allowance is in dollars. It includes a payment schedule tied to milestones and an estimated start date and duration. We go through it with you line by line.
  5. Permits and orderingOnce you sign, we prepare and submit permit applications and any HOA package. Long-lead materials such as cabinets, windows and special-order tile are ordered now. We do not start demolition until we know the critical materials will arrive when needed.
  6. ConstructionBefore the first day we cover floors, build dust walls and agree with you on access, parking, working hours and where materials will be stored. Your project lead is on site regularly and sends a weekly update: what was done, what is next, what decisions we need from you. Anything outside the contract is priced in a written change order and needs your signature before we do it. Inspections are scheduled and attended by us.
  7. Punch list and closeoutWhen the work is substantially complete, we walk through it together with a roll of tape and mark everything that is not right. We fix those items, obtain final inspections and close the permit. You receive lien waivers, product manuals, paint colors and a set of photos showing what is inside the walls.
  8. WarrantyOur workmanship is covered by a written warranty, and manufacturers cover their products. If something is not right after we leave, call us. We would much rather come back and fix a small thing than have you live with it.
