What we check
We go underneath with a flashlight and an awl. Ledger attachment and flashing first. Then joist hangers and their fasteners, since corroded or missing hanger nails are common. Post bases and any posts buried in soil or concrete. Beam splices. Stair stringer attachment and cracks at the notches. Then up top: every guard post gets a firm shove, since code expects it to resist two hundred pounds, and every board gets looked at for cupping, splitting and rot around fasteners.
Repair, resurface or replace
If the frame is sound, we replace the bad boards, rebuild stairs or rails as needed and refinish. If the surface is shot but the frame is good, a full re-deck makes sense. If footings are shallow, the ledger is rotted into the house and the joists are undersized, we will tell you that repairs are throwing good money after bad. You get photos and a plain recommendation.
Refinishing that lasts
Stain fails when it goes on dirty, wet or sun-baked wood. We clean with a wood cleaner and low pressure, brighten to neutralize, let the wood dry to the right moisture content, then apply a penetrating oil-based or hybrid stain by brush and pad so it soaks in. Film-forming products peel on horizontal surfaces and we avoid them. Semi-transparent is the best balance of looks and protection; solid stain hides old wood and needs redoing sooner.

What moves the price
We do not publish square-foot prices, because they mislead more than they help. These are the factors that actually change the number on a proposal.
- Whether the repairs are structural or surface-level.
- Linear feet of railing to rebuild.
- Deck size and height for refinishing.
- Access under the deck.

How long it takes
Repairs take one to four days. Refinishing needs a dry stretch of weather, usually three days including drying time.
Permits

How often should a wood deck be stained?
Every two to three years for horizontal surfaces in our climate. When water stops beading and the boards turn gray, it is time.
My railing wobbles. Is that serious?
Yes. It is the most common deck injury cause after ledger failure. Usually it is fixed with blocking and structural screws or through-bolts.
Can you fix a bouncy deck?
Often, with mid-span blocking, an added beam or sistered joists.
