How we approach old houses

We investigate before pricing: foundations, framing, wiring, plumbing and previous alterations. We carry a realistic contingency and explain what it is for. Systems are upgraded first. Original trim, doors, floors and plaster are protected or carefully removed and reinstalled. Pre-1978 paint is handled under lead-safe rules.

Historic review

Exterior changes in the city's historic districts require approval, which can cover windows, doors, siding, porches, roofing and colors. We prepare drawings and material specifications for the commission and build what was approved.

Permits

The City of St. Charles issues permits. Properties in the historic districts also go through the city's landmarks or historic preservation review for exterior work.
